families a fun, safe environment for sports, recreation, dining, and more. The project’s environmental and social purpose is embedded in the commitment to support U.S. climate objectives and the Michigan Healthy Climate Plan, including strategies to maximize community economic benefit.

Project Description

The Motown Sports Village is a 456-acre $1.9 billion net-zero energy1 project, located in Romulus, Michigan, in the 13th Congressional District, approximately 15 miles west of the city of Detroit, and just outside the Detroit Metropolitan Airport. The project site qualifies as a low-income and disadvantaged community as defined in the Climate and Economic Justice Screening Tool (CEJST).

The project will develop a youth-sports-focused multi-use and entertainment venue as part of a resort complex (Motown Sports Village), that will include retail, restaurants, hospitality, and multifamily housing — supporting a 900,00 SF, 10K capacity arena; 450,000 SF water/surf park; a youth sports facility that includes a 226,965 SF for basketball; 302,500 SF for American football and soccer; 261,044 SF for hockey; 733,691 SF activity center, that will include an E-sports arena,
expo center, family fun center, service/retail, and IMAX; and hospitality amenities that include three (3) hotel sites equaling up to 1,100 keys in total. The main arena, youth sports facilities, water-surf park, and partial retail and restaurants are planned for phase-1 construction, with
additional retail, restaurants, activity, and hotel development planned for future phases.

Problem

The Detroit Metro Area lacks a large-scale, multi-use sports and entertainment venue designed specifically for youth sports, recreation, and community engagement. Families and young athletes have limited access to modern, sustainable, and well-integrated sports facilities that can also serve as an economic and social hub for the region. Additionally, the area needs a catalyst for economic revitalization that aligns with climate-friendly initiatives while driving tourism and job creation.

Solution

Motown Sports Village is a 456-acre, $1.9 billion net-zero energy sports and entertainment destination in Romulus, Michigan in the planning stages of development. The development will feature a state-of-the-art sports complex, a 900,000 sq. ft. arena, a 450,000 sq. ft. water park, multiple youth sports facilities, retail spaces, restaurants, hotels, and residential units. Designed as a community-focused hub, the project will integrate renewable energy technologies such as solar power, battery storage, and geothermal heating to align with the Greenhouse Gas Reduction Fund (GGRF) and the Michigan Healthy Climate Plan.

Kenneth W. Bardwell

BackgroundPrior to forming MSGH, Bardwell served as a design engineer for several architectural and engineering firms, where he worked on large industrial commercial projects, such as The General Motors “Pole Town Project”, “The Renaissance Center”, and “Fermi II Power Plant”. Bardwell is a certified Engineering Technician, receiving his certificate from the Society of Manufacturers of Engineers (SME) and he has been recognized for winning SME’s design engineering competition, hosted through Lawrence Technology University, located in Southfield, Michigan. Between 1980–1985 Bardwell played semi-pro basketball at Saint Cecelia’s in the Summer Pro League of Detroit Michigan. During this time, he also led a computer technology venture as owner and Chief Executive Officer, where he was a value-added reseller for Motorola. In 1994 Bardwell received an honorary appointment to the Michigan Jobs Commission by former Governor John Engler; in 1995 he received the “Rising Star of the Year Award” from Black Enterprise magazine, where he was recognized by the City of Detroit for his outstanding business leadership. In 1997 he was featured in Readers Digest Magazine under the article, “Secrets of the Millionaire Next Door”, and in 2002 Bardwell was awarded a certificate of ownership for the Motown Jammers—an American Basketball Association (ABA) franchise team. Bardwell sold his interest following the 2002 season.
